How far in advance do you need to be scheduled for a multi-unit turnover?
For standard unit turnovers — one to three bedrooms, previously painted drywall in good condition — we ask for 72 hours of lead time. That window lets us stage materials, assign a dedicated two-person crew, and confirm surface prep requirements before ladders hit the floor.
For buildings with 10 or more simultaneous units, we build a phased schedule with your property management team so no two units are in primer at the same time, keeping hallways clear for other trades.

Can you document VOC compliance for LEED-certified or Green Building projects?
Yes. We maintain a current product library of zero-VOC and low-VOC coatings from Sherwin-Williams, Benjamin Moore, and PPG that meet California SCAQMD Rule 1113 standards — which are more stringent than most local codes. Every product applied on a compliant project gets a dated spec sheet added to your project file.
We can also coordinate with your LEED documentation consultant to provide MR and IEQ credit documentation in the format they require. This is a standard part of our commercial scope, not an add-on.
What coating systems do you use for high-traffic commercial interiors?
For corridors, lobbies, stairwells, and other high-contact surfaces we specify semi-gloss or satin alkyd or waterborne alkyd systems — typically Sherwin-Williams Emerald Urethane or Benjamin Moore Aura Bath & Spa — that can withstand repeated scrubbing without sheen degradation.
On concrete block or CMU substrates we start with a masonry filler primer before topcoat to prevent alkali bleed-through and ensure uniform sheen. All of this is documented in the project scope before we touch a brush.

How do you handle color selection for pre-listing flips on a tight timeline?
We keep a curated palette of 12 neutrals — tested specifically for how they read under listing photography lighting — that we recommend to real estate clients. The palette covers warm whites, greige mid-tones, and one soft blue-gray that photographs particularly well in smaller rooms.
If your seller has existing selections, we can work from those too. We just ask that final colors are confirmed 48 hours before start so we can pull the correct materials. Last-minute color changes after primer is down add a day to the schedule.
What does your surface prep process include, and why does it matter on commercial jobs?
On commercial jobs, prep is where the margin lives. We include skim-coat patching of drywall voids and nail pops, full caulking of trim joints and penetrations, scuff-sanding of previously painted surfaces, and spot-priming of bare substrate before any finish coat is applied.
Skipping prep is how you get callbacks. We build prep time into every quote so there are no surprises on job day — and no callbacks three months later when the paint starts cracking at the joints.
